Scope Of Work

This proposal is for fully managed SEO for Wessel Real Estate.  The goal is to leverage Google’s best practices for both the website and the Google My Business listing to acquire new buyer sales in the Greenville SC area.

The website is 18 years old and has decent metrics with some rankings.  All of the GMB is built out properly with 38 positive reviews but seems to be missing some of the “services” aspects.  It is obvious that previous SEO has been applied as we see some many things started, but not 100% complete.  We also noticed that although the site was quite fast, we were seeing some discrepancies on the site security, where one report shows and error and another does not.  The site does not show a large number of backlinks – but the ones that do exist are all in the real estate vertical. 

Website Maintenance and On-Page SEO

With the websites being on WordPress, we would handle the maintenance, updates, and minor cosmetic improvements.  That does not include any costs for themes, plugins, hosting, or subscription services already in place.

We run full scans of the site through multiple systems to find any and all errors as well as provide new ranking opportunities.  Over time, we also we will manually review every page, implementing current best practices.

Local SEO

We would handle the local SEO for the GMB listing including GEO-tagging photos, Google Posts, Google Events, and Google Specials.  Fine-tuning of the GMB listings increases visibility at a hyper-local level for terms that do not include the city — such as “Realtor near me”.

Our initial Local SEO audit which checks primary citations, we found that many of the existing citations are using a different address of 414 Pettigru St.  

One of the main aspects of having your Google My Business listing get the most visibility is having an exact NAP — Name, Address, Phone Number.  We will need to investigate more — and correct any existing citations that don’t have a consistent NAP.

Content Marketing

After reviewing the amount of content on the site – we do not see an immediate need for much additional content.  To keep the site fresh, we will create one new, evergreen blog post per quarter.  Posting includes GEO-tagging all photos, internal links to pass authority, outbound external links, proper structure, and appropriate schema.  We will syndicate the existing content (and the new content) to our 40+ social media accounts.  This also includes posting (via a persona) to appropriate Facebook Groups.  

Facebook REmarketing

With all of our Managed SEO clients — we include setting up a Facebook Remarketing campaign.  This re-targets all visitors to your website over a specific period of time. Facebook Remarketing is a very effective way to capture visitors that did not convert at their first website visit.  Although we would build the ad and monitor the campaign, you would be responsible for any direct payments to Facebook in the form of Ad Spend. 

Technical SEO

In addition to what we have found in our automated audit, we see an immediate need to contour the internal links.  Many of the internal links are not using the best anchor text and in many instances, we have found that pages are not optimizing the title as well as it could be.  Each page should have the title clearly explain the content of the page and the H2 through H3 headers, as well as the body should stay focused on what the title is. 

Backlink Sculpting 

The site has been in existence for a long time and does has some decent backlinks.  Although many of the backlinks are from real estate related sites, the vast majority of the backlinks are nofollow.  This is an unusual ratio of nofollow to standard follow backlinks. 

Although we see a good number of backlinks from individual pages– all of the backlinks are coming from 52 domains.

What is

NOT INCLUDED in Your Proposal

To avoid any confusion, we feel it is just as important to mention what is NOT included in our package as to reference what IS included.

  • Facebook Ad Spend (PPC) – Although we are prepared to create and manage your Facebook REmarketing ads, direct payments would be made, by you, to Facebook

  • Money Page Copy– We may re-write and reorganize much of the copy.  If new money page copy is needed, we will request that you, or someone on your team, provide the copy for the pages.

  • Website Maintenance Caveat– Although we maintain our clients WordPress sites, which guarantees that we keep the site up and running well, we will need to verify that we can run daily backups and have necessary security in place for yours.

  • Blog Post Copy – Although we may write some long form or evergreen content for the site, you will be providing blog copy and possibly photos.  If no photos are provided (taken as part of the post) we will fully license stock photos and our designers will create a custom photo from that.   We will SEP (Search Engine Promotion), post, and socially syndicate your posts for 365 days. 

  • Hosting – We insist that ALL hosting be in our clients name and be paid directly by you.  Having your hosting paid through an SEO Agency is a practice applied by some as an underhanded tactic to force you to “stick with them”, still earning an additional profit on your hosting charges, even if you fire them.  For these reasons, we think it is most prudent for the site owner to have the hosting in his or her name.

We enjoy these types of projects, as we specialize in the most competitive online search terms that require fine tuning and finesse.

Our initial priorities will be manually going through each page and adjusting the on-page SEO, which includes changing the internal links.  We would also deeply review all of the pages and either remove or combine the ones that are non-effective.

Much of the sites pages are directly off of the domain, so upon further inspection, we may create a more “siloed” URL structure that makes better use of link flow and site usability.  If we change the URL structure, we would create 301 redirects for all pages.

Upon gaining access to the GMB listing, we will immediately start a Google Posts schedule and create service pages – utilizing the content from your website.

Setting the site up within our systems and completing our onboarding audits will reveal our workflow over time.  You will have access to our Project Management System which shows every time we touch your project.  You will also be updated by email every time we do any work for absolute transparency.

Also included in our onboarding would be verifying daily backups as well as updating the website to most current versions as well as plugin updates.

Managed SEO

Our managed SEO includes anything and everything needed to drive more traffic and provide a longer term ROI. We will constantly be looking for new opportunities — without any additional cost to you.   We would be using a combination of Local SEO and Traditional SEO.  Although we would leverage the main website for traditional organic rankings (rankings under the map results)  we make sure that the GMB listing is dominates the search terms that pull a GMB for results.

  • Full Citation Audit – looks to see what citations are created and if they have the correct NAP – correct what we can

Traditional/Organic  SEO

The existing sites rank relatively well.  We will combine the local SEO for the  business terms  with the traditional SEO of ranking below the map results.  Our focus on the traditional/organic side would be to push to be the first business in organic results.

Keyword Research – We research competitors and data to find the most opportune key phrases to go after and augment the onpage seo, internal links and meta information to those keyphrases.  This also will let us know which of the keywords feature rich snippets but make sure that any Snippet representation does not push the true #1 spot to page two.

We track local, but otherwise organic search terms as well as national search terms and localized map results. Each use a different Google database and must be monitored separately and generate their own reports.

Content Creation – We would create minimal blog content as it does not appear to be needed.  We will create one “evergreen” blog per quarter which is designed to rank on its own for targeted keywords.   We would post and SEO as well as syndicate that content.  We may include a handful of long-form, evergreen content style blog posts depending on the results of the keyword research if we find that rich snippets are available in the search results.

Backlinks – We build backlinks (links from other websites that point to yours) which will link to blogs and directly to the money page (which at this point is the homepage).  Backlinks are the lifeblood of traditional SEO.  When another, quality website in your niche links to you — it shows Google that you are an authority.  We will build backlinks to both of the websites as well as the Google My Business listing and Google Reviews.

Upon initial review,  you have relative backlinks — just not nearly enough of them.  We will be creating new, real estate related backlinks to your website as an ongoing process.

We create Tier 1 backlinks that point directly to your site, Tier 2 backlinks that point to the posts pointing to you and Tier 3 backlinks – which point to the tier 2.  Each post that has a backlink (Tier 1,2 or 3) needs to be ALL ORIGINAL copy.  We have the blogs written and posted for you.

Schema – Schema is a language that Google uses to know what your website is about.  Each page and blog should have schema implemented as schema is being more and more utilized by Google.  We will ensure proper schema is in place on all relative pages.

Site Structure – Your website’s structure is very important for the flow of Google’s crawlers as well as directing the power of backlinks.  As of now, we see a good bit of opportunity for major keywords.  Depending on the keyword research and potential new copy, we may rework the site structure.

On-Page SEO – On page SEO is the details of each individual page.  From the meta title to meta description, H1-H4 Headers, internal and external links and more. Each page you intend to rank should have proper On-Page SEO completed.  We leverage SERPed, SEMrush, Screaming Frog, and CORA for our technical and on-page SEO.

Conversion Optimization – We see some opportunities to maximize conversions on the website by implementing some strategic Calls to Action on both mobile and desktop.

Social Media

We look at your social media presence as two buckets.  In one bucket is your personalized posts and interaction with your clients.  This is best left to someone in your office (possibly Jessica).  On that front we will share your pages and blog posts to YOUR social media accounts (each post dripped over 365 days) as well as our robust group of social media profiles.

The other bucket is your Targeted Paid Advertising.  We are very efficient at implementing Paid Social Media Campaigns.

In your instance, we see an immediate opportunity for Facebook Remarketing over a short period of time recapturing some of the users visiting your site.  Because this is a Managed SEO project, we would build out any Facebook Ads as well as monitor and dial them in over time.   Our invoice would NOT cover any direct charges for Facebook Ad Spend.

Investment

Your pricing reflects the level of work already done on your digital presence.  In addition, upon us bringing you an acceptable level of rankings and traffic, we will reduce our monthly fee. 

Although we do not require our customers to sign a contract, we do weight substantially more work on the onset of any digital marketing campaign. Because of that, we do request a 6-month “gentlemen’s agreement” for our SEO services.

We strive to keep our fee affordable and in direct relation to the amount of work we are doing.  Upon meeting your rankings/traffic goals, we will reduce our price to $1,100 per month.
