This proposal is to provide fully-managed SEO services, Google Pay Per Click (PPC) advertising management, and Facebook ad re-marketing.
First, we want to generate enough leads with Google PPC to pay for your entire SEO campaign.
Second, Google PPC combined with Search Engine Optimization creates a synergy that is more powerful than either aspect of digital marketing on its own. Pushing PPC ads to your web pages for the exact same search terms we are trying to rank for lets Google (and other search engines) recognize exactly what the site is about.
In the early stages of any SEO campaign, the hardest part is to get the initial traffic, so that Google will take notice. Combining PPC and SEO has historically provided great results and a solid ROI. Since Google will not give your site much attention in the first 6 months anyway (no matter what you do), we will drive traffic via the targeted paid channels.
Using this strategy, we feel we can penetrate and become successful in the highly competitive Portland real estate market.
Google PPC & Facebook Advertising Management
Google PPC refers to ads shown in Google search results (see image below). These ads are triggered when a Google user enters a particular search term. The advertiser pays each time the ad is clicked.
We use our same keyword research for SEO to create our advertising campaigns. We do not use Google AI to suggest the search terms which will trigger your ads. Some search terms have much higher conversions rates. Other search terms indicate that the home buyer or seller is further along in the sales cycle than others (buyer intent).
We cherry-pick the search terms (keywords) that give you the biggest bang for your advertising dollar. We review traffic and conversion data and make the adjustments needed to maximize your ROI.
We will also analyze (or create) and modify the landing pages if needed, and with all needed approvals for all ads to improve conversion rates.
Our management fee is static, and not based upon your ad-spend. Your ad-spend is flexible and can be easily raised or lowered.
We will manage your Facebook “remarketing” advertisements. The ads use the Facebook Pixel technology to identify Facebook users who have previously visited your website and advertise to them only.
SEO
Our fully managed SEO includes doing “whatever is necessary” to drive traffic, improve rankings, and ultimately provide an ROI on your marketing budget. For ChangeRealtyNow.com, this will include the project items below. Most tasks will happen concurrently and be ongoing.
On-page SEO is any changes to your website intended to make it more favorable to the Google environment. At a high level this involves analyzing each page to find improvements to be made that affect any of the following:
- page load speeds
- descriptive metadata
- headers, lists, and other markups
- sitemap
- schema
- internal & external links
- keyword density analysis & improvement
- site structure analysis & improvement
We run a variety of programs to identify areas of improvement. On-page SEO is vast and ongoing.
Content Creation & Link Building – The backbone of any successful SEO campaign is content. We will be writing a lot of articles to support your website. This high-quality, original content will be published both on your website and on other websites. New content will be regularly published to your website in the form of new pages, enhancement of existing pages, and blog posts. We will also publish articles on other real estate websites that either contain hyperlinks (backlinks) directly back to your website (tier 1), or links to an article that links to your website (tier 2+).
We anticipate publishing 8-15 articles per month in support of your website. These articles average 800-1200 words, with about double the word count for evergreen/cornerstone content.
Back-Links are still the single most important ranking factor for the Google Algorithm. Search Engines look to see if other websites link to yours — an important indicator of your trustworthiness and online popularity.
This piece is critical to successful SEO and can be done very wrong. A backlink from realtytimes.com will help your metrics, while a backlink from a “spammy” website can actually hurt. We will build, buy, and trade back-links from authoritative, niche-specific websites to show search engines that your site is trustworthy and authorotative.

Each article we publish in support of your website is run through our social media syndication process. The article is posted through appropriate social media accounts, shared, and advertised to drive traffic.
Branding, Citations, & Local SEO – Brand Mentions are quickly becoming a major ranking factor in Search Engine Optimization.
We will work with you to define your brand. With that information, we will conduct an audit of business directory and social media websites to ensure exact brand compliance.

Online Reviews – Quantity and quality of online reviews are ranking factors with search engines. They also play a huge role in affecting which company customers choose to do business with, as well as what products or services they purchase.
We will facilitate positive customer reviews to create trust and authority for your business.
Core Web Vitals – Google indicates a website or URLs health through their Core Web Vitals Report. We will remediate or recommend remediation steps for all deficits found by Google.

Domain Metrics and Site Health
By looking at the current metrics of your website and the level of competition in your market, we can make reasonable estimates about the time and resources required for your site to rank on Google search results. We look at the Authority and Trust of your website, the existing backlinks, hosting, existing content, and current rankings.
Domain Metrics
Your MOZ Domain Authority score is 22 (out of 1-100). This is reasonably high and a really great place to start SEO efforts. We consider these metrics a great head start.
The Trust Flow score is 8 (out of 100) and your Trust Ratio is 0.47 (out of 1.00). Generally, we consider a domain with a Trust Ratio of less than 0.40 to have a very real chance of having a lot of spammy backlinks. A 0.50+ score is often an indication of a domain’s value.
Both these scores reflect the number and quality of hyperlinks on other websites that point to your site. You currently have about 158 Backlinks.
The Trust Ratio score will be raised by adding backlinks from websites with higher trust and higher authority.
SEO Overview
Our consumer-level SEO audit report gives a general sense of the state of your website. Yours shows that On Page, Mobile Responsiveness, and Security score well, but Off Page and Website Speed are issues. Off Page SEO is not concerning, because we can control and improve that.
Website Loading Speed
According to Google and other tools, your page load speed is slow. There are many factors that affect the speed of your website including the software running the website, the content of the website, the website hosting, and caching software.
The speed of your website is a concern, and will be addressed immediately. We will likely recommend migrating to faster servers. If we all agree this is the best course of action, we will migrate your site at no charge into a hosting account that is wholly owned by you. We do everything in our power to ensure that your intellectual property is always under your control. The migration itself, would be an example of One Click SEO doing “whatever it takes” to get our managed SEO clients to the top for the agreed-upon costs.

GMB Creation & Optimization
Your Google My Business has some poor reviews. Some seem fictitious. We will review all options moving forward including working with the existing GMB or creating a new one. The first order of business is to get that set up for both locations.
On-page SEO
On page SEO is the details of each individual page. From the meta title to meta description, H1-H4 Headers, internal and external links and more. Each page you intend to rank should have proper On-Page SEO completed. We leverage SERPed, SEMrush, Screaming Frog, and CORA for our technical and on-page SEO.
Page Speed — The first priority for on-page SEO efforts will be improving the speed of your website. Page speed is a ranking factor that Google uses to determine how well or how poorly your site ranks. As indicated in previous sections of this proposal, your page load speed is slow compared to other websites. It is important to note that if for some unforeseen reason we cannot improve the site speed, we would recommend not moving forward with any additional SEO efforts.
To improve your site’s speed we will examine all aspects of content delivery for your site. On first inspection, we did find that there are Visual Composer components that may be turned off. Additionally, we will optimize any plugins for your site that we can, add or optimize software to streamline the web cache process, and/or utilize a Content Delivery Network such as Cloud Flare to increase your page speed.
Advanced Audit — One primary tool we use to identify on-page SEO opportunities is Cora SEO Software, which produces an exhaustive report detailing thousands of ranking factors and identifying the strongest for implementation.
Site Structure – Your website’s structure is very important for the flow of Google’s crawlers as well as directing the power of backlinks. As of now, we see a good bit of opportunity for major keywords. Depending on the keyword research and potential new copy, we may rework the site structure.
Schema — Schema is a language that Google uses to know what your website is about. Each page and blog should have schema implemented because it being used more and more by Google. We will immediately review and optimize the schema of all relevant pages.
Local SEO
- Optimization of GMB Account – Business Categories, Business Description, etc
- Full Citation Audit – looks to see what citations are created and if they have the correct NAP – correct what we can

Traditional/Organic SEO
Backlink creation is the #1 factor for ranking. Your current backlink profile is good but weak. We will go through the existing backlinks and disavow any that are toxic. At the same time, we will begin building backlinks for you from authoritative and trustworthy websites. This means publishing original, high-quality articles on other websites that contain links back to your website.
The existing sites ranks for 117 keywords, with most of those being on the fourth to tenth page of Google results. We will combine the local SEO with the traditional SEO with the goal of ranking in Google Map Packs. Our goals on the traditional/organic side will be to have your site rank for thousands of keywords/search terms and have them show up on page one of Google organic results.
Keyword Research – We research competitors and data to find the most opportune key phrases to go after and augment the on-page SEO, internal links and meta information to those keyphrases. This also will let us know which of the keywords feature rich snippets but make sure that any Snippet representation does not push the true #1 spot to page two.
We track local and national organic search terms and localized map results. Each of these use their own Google database which must be monitored separately and generate their own reports.
Content Creation – We would create blog articles for your website as well as content to post to other websites (such as RealtyTimes.com and many other high-quality websites). We will include a handful of long-form, evergreen content style blog posts depending on the opportunities found as the results of the keyword research.
Backlinks – We build backlinks (links from other websites that point to yours) which will link to blogs and directly to the money pages we will identify or create. Backlinks are the lifeblood of traditional SEO. When another, quality website in your niche links to you — it shows Google that you are an authority. We will build backlinks to both of the websites as well as the Google My Business listing and Google Reviews.
We create Tier 1 backlinks that point directly to your site, Tier 2 backlinks that point to the posts pointing to you and Tier 3 backlinks – which point to the tier 2. Each post that has a backlink (Tier 1,2 or 3) needs to be ALL ORIGINAL copy. We have the blogs written and posted for you.
Conversion Optimization – We will explore opportunities to maximize conversions on the website by implementing some strategic Calls to Action for both mobile and desktop.
Social Media Syndication & Advertising
We look at your social media presence as two buckets. In one bucket is your personalized posts and interaction with your clients. It is best if someone in your office is the person commenting on posts, replying to instant messages, and other client interactions.
On our side, we will share your pages and blog posts to YOUR social media accounts posting AS you, and drip each post out over 365 days. We will also share your social media posts through our robust group of social media profiles.
The other bucket is your Targeted Paid Advertising. We are very efficient at implementing Paid Social Media Campaigns.
In your instance, we see an immediate opportunity for Facebook Remarketing over a short period of time recapturing some of the users visiting your site. Because this is a Managed SEO project, we would build out any Facebook Ads as well as monitor and dial them in over time. You will determine your ad spend and fund the direct advertising costs. Our invoice would NOT cover any direct charges for Facebook Ad Spend.
Google Advertising
Most agencies set up a Google Ad Account and allow Google’s “AI” to choose which search terms will show your ad. We do not do that. We set up your ad to run only on very specific, valuable, and convertible search terms. In other words, we target and use only the search terms that yield the best return.
We monitor these results, make adjustments when appropriate, and report those to you weekly.
Setting the site up within our systems and completing our onboarding audits will reveal our actual workflow over time. You will have access to our Project Management System which shows every time we touch your project. You will also be updated by email every time we do any work for absolute transparency.
What is
NOT INCLUDED in Your Proposal
To avoid any confusion, we feel it is just as important to mention what is NOT included in our package as to reference what IS included.
- Hosting – Our proposal does not include any hosting
- Themes and Plugins – Our proposal does not include any fees for WordPress themes or plugins
- Website Maintenance – We generally include website maintenance with our Managed SEO proposals. Our site maintenance is partly facilitated by our clients setting up a WP Engine hosting account IN YOUR NAME. That would include your daily/weekly backups, a CDN and a security certificate.
- Facebook & Google Ad Spend (PPC) – direct payments would be made to both Facebook & Google.
